Relocating to Germantown HillsEven though Germantown Hills is a suburb of Peoria is it is its own town, largely an agricultural community until its incorporation in 1954. This bedroom community of the Peoria Metro area is centrally located offering residents a small-town environment with big-city convenience.

Germantown Hills History

It was originally called Oak Grove Park up until 1954 when the village founders wanted to use the name "Germantown" to reflect Germantown House and the large German-American population. However, at the time, the name was taken by a small village in southern Illinois so in 1967, Oak Grove Park was changed to Germantown Hills and the population in the area steadily rose until about the 1980s when the annexation of the Whispering Oaks subdivision added more to the area and from 1992 today, rapid development fueled by the suburban nation of the Peoria area brought the population up to around 3500.

Germantown Hills is located along Highway 116 northeast of downtown Peoria and east of Upper Peoria Lake. It's about halfway between Metamora and East Peoria. In town, there are a few restaurants such as Buttermilk Café, Germantown Grill, and Kouri's Grill & Bar.

Germantown Hills School District

The Germantown Hills School District 69 comprises just two schools, the elementary school, and the middle school. High school-age students head over to Metamora Township High School District 122 which encompasses Germantown Hills. This is for grades 9 to 12. The elementary school has just over 300 students and the middle school has just over 600 students. It was ranked one of the best middle schools in the state by the Illinois Standards Achievement Test.

What Do Locals Think About Living in Germantown Hills?

"Germantown Hills is a small, safe community with friendly neighbors. Most of the community lives in newer homes. There are neighborhood watches and block parties for all to enjoy and feel comforted by. Most things are within walking distance. Newer cross-walks over main roadways have been implemented to promote safety for bikers, runners and children. New side-walks have been built to accommodate locals. There is a local small shopping center with Subway, Dollar General, Chinese food, Ace Hardware, Cefcu bank, Casey’s convenient store, another small bank and gas station. Local parks, and baseball fields. More business’ exist across the street in the same area."

The staff is willing to go above and beyond to meet the needs of each individual student to be successful in their studies. Germantown Hills Homes for SaleGermantown Hills Real Estate

The majority of residents in Germantown Hills own their own homes and there are several lakefront homes in north Germantown Hills along White Oak Lake. Many of these homes sit on larger lots with private beach access and docks. Single-family homes start at about $200,000 with lots available for custom building starting at about $50,000. You'll find luxury homes on the lake between $500,000 and $900,000 offering square footage up to 6,000 ft.², 5 and 6-bedroom layouts, and 2 to 4 car garages.

Germantown Hills really doesn't have a lot of condominiums or townhouses; you'll find primarily single-family properties and lots. Downtown Peoria is just 15 minutes or about 10 miles, so larger shops, restaurants, grocery stores, markets, and other conveniences and services are no more than about 15 to 20 minutes from the majority of homes in Germantown Hills.
